Reporting to the Senior Vice President of Acquisitions the Senior Analyst Acquisitions supports portfolio-level entity-level andone-offinvestment opportunities andassistssenior dealcaptainswith the evaluation and execution of transactions.The Senior Analyst must be able to manage confidential information prioritize multiple deadlines andoperateeffectively in a fast-paced professional environment bringing prior transaction experience to support the Acquisitions team.
Coordinateday-to-day executionof potential investment-related transactions
Includes preparation of relevant documents such as confidentiality agreements/non-disclosure agreements and letters of intent
Analyze transaction structures economics andasset-levelunderwriting
Includes evaluation of real estate market store-level performance and other transaction details
Manage transaction process and information flow betweeninternal (Credit Legal Accounting and Investment Committee) andexternal groups(brokersdevelopersinvestment bankers andcorporate real estate officers)
Presentproposed transactions to the Investment Committee
Preparing andmaintainingthe Investment Committee spreadsheets and transaction summary
Giving verbal presentations to the Investment Committeeregardingpotential transactions or other industry-related information
Contacttenants and sellers to sourcepotentialoff-market transactions
Contact brokersto source marketed transactions
Facilitate in-person meetings andparticipatein calling efforts
Use in-depth knowledge of products and relationships as well as third-party products to work withSVPsandVPsinidentifyingbusinessneeds
Research new opportunitiesconduct industry research and drive regular coverage of potential sellers (brokers developers sponsors bankers tenants etc.)
Forge andmaintainrelationships withsellers (brokers developers sponsors bankers tenants etc.)
Maintainportfolio pipeline including tracking prior year acquisition activities.
Opportunity to work with Senior Executives and Chief Investment Officer on ad-hoc projects
Qualifiedcandidates are typically expected to have:
Bachelorsdegreewith an emphasis on economics finance accounting or other related field of study
2 years ofrelevantwork experience
Commercial real estate acquisitionsinvestmentbanking brokerageshop development and/or corporate finance experience strongly preferred
AdvancedMicrosoft Office(Excel andPowerPoint)
Experience with financial modeling commercial real estate concepts fundamentals theories and finance
Team player; willing to offer or seek help accept and provide constructivefeedback
This hybrid position is based in our San Diego (Del Mar area) headquarters. Monday through Thursday is in-office for collaboration with the opportunity to work remotely on Friday.
Thebasepay range for this role is $64462 - $77848 - $93071.
Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidates experience knowledge education skills performance and abilities as well as internal equity company performance and alignment with market data.
